The Dana Point Harbor You Grew Up With Ends On October 31

The Dana Point Harbor You Grew Up With Ends On October 31

If you have lived in Dana Point for any stretch of time, you already know the harbor has been in slow-motion transition for four years. What you might not know is how compressed the next ten weeks are. Wind & Sea serves its last plate on September 15, 2026. The remaining Wharf restaurants and shops close on October 31. After Halloween, every wood-frame building you remember from the 1971 harbor is either fenced off, gone, or waiting for the dozer.

The thesis of this post is simple and, we think, useful: the buildings are not the story. The operators are. Almost every beloved harbor name has either already relocated, announced where they are going, or is staying open somewhere else in town. If you know the map, you barely lose a beat.

The two dates to put on the fridge

September 15, 2026 is Wind & Sea's final day of business on the Wharf, closing a 54-year run inside the harbor that started in 1971. October 31, 2026 is the last day for the remaining Wharf retailers and restaurants (Buildings 2 through 5) before Phase 4 construction gets underway. Both dates come directly from Dana Point Harbor Partners' posted construction schedule.

That October cutoff is the harder one for residents to absorb. It is not one restaurant closing. It is the last operating cluster of the original 1971 wharf going dark at the same time, in sequence, so that Phase 4 can begin before the end of the year.

The closings already behind us

The exodus started earlier than most people realize. If you have been feeling like the harbor got quieter, you are not imagining it.

  • Harbor Grill, family-owned and waterfront since 1984, closed September 2022 after 38 years.
  • Waterman's Harbor closed June 1, 2022. Frisby Cellars, a Paso Robles winery with a tasting room and light bites, now occupies the space.
  • El Torito, a harbor fixture for decades, closed at the end of 2023.
  • Coffee Importers relocated across the harbor to the Ocean Institute campus rather than shut down.
  • Harpoon Henry's, Bob Mardian's 50-year-old restaurant and one of the harbor's most recognizable names, closed permanently in August 2025 ahead of demolition.
  • Beach Harbor Pizza, Village Market, Bella Bazaar, and The Brig all closed their harbor locations on April 30, 2026, when Dana Point Harbor Partners moved Phase 3 and Phase 5 forward earlier than planned. Beach Harbor Pizza's owner Mario Bahena, who ran the shop in that location for 11 years, has said he is looking for a new Dana Point storefront, per reporting in the Dana Point Times.

Read as a list, this looks like erosion. Read as a schedule, it looks like exactly what Dana Point Harbor Partners said would happen. Before demolition started, every tenant lease in the Commercial Core was converted to month-to-month, and DPHP has confirmed it is in ongoing discussions with several existing tenants about coming back into the new buildings.

Where locals are eating on a Tuesday night now

Two openings are worth knowing about if the Wharf has been your default.

The White Rooster opened January 16, 2026 in the former Doheny Cafe space on Pacific Coast Highway. The chef-owner is Michael Campbell, whose kitchen résumé includes The Loft at The Ritz-Carlton, Laguna Niguel, plus Pacific Pearl Café on Rancho Viejo Road in San Juan Capistrano and Capas at River Street Marketplace. The menu leans into 24-hour smoked tri-tip and shrimp polenta tamales, described by Campbell to RestaurantNews as coastal-road-trip cooking. Breakfast, brunch, and dinner service.

Hook & Anchor opened its Dana Point location at 34091 La Plaza in the former ROM Beer Co. space, its second address after the Costa Mesa flagship. Doors open daily at 3 p.m. for happy hour, with a full raw bar and the lobster roll it is known for. Yelp ranked the concept fifth on its Top 100 Seafood Spots for 2024. Reservations are on the restaurant's site.

Neither replaces a sunset drink on the wharf. Both are quieter, closer to the Lantern District, and open when you want them to be open on a weeknight.

What is still open through construction

The point of a phased build is that the harbor keeps functioning. As of this month, the following are unaffected by the fall closures:

  • Catalina Express service to and from Avalon
  • Dana Wharf Sportfishing and Whale Watching, run by Donna Kalez, which is staying open
  • The public boardwalk and boater docks
  • The three-tiered parking structure at Golden Lantern and Dana Point Harbor Drive, which was completed July 2, 2025 and offers four hours of free parking with pedestrian access to the Wharf
  • Frisby Cellars, Proud Mary's, and the rest of the currently operating dining and retail cluster outside the Phase 4 footprint

If your habit is a Saturday morning boardwalk loop followed by coffee, that habit still works. It just ends at the Ocean Institute now instead of the Wharf.

The near-term construction calendar, in plain English

Timing What happens
Sep 15, 2026 Wind & Sea's last day of service
Oct 31, 2026 Final day for remaining Wharf tenants in Buildings 2 through 5
Late 2026 Phase 4 construction begins on the Wharf buildings
Late 2026 Mariner's Village (Phase 3) commercial core targeted for completion, including seven new waterfront buildings and the Boathouse food hall
2027 Full marina rebuild projected complete; 2,500-plus new slips
Mid-2027 Phase 5 landside work redevelops the area currently occupied by The Brig and Harbor Pizza
2028 Expanded boardwalk targeted to be in place before Dana Point hosts LA28 Summer Olympic sailing events

That last row is the one most residents underestimate. When the boardwalk is finished, it will run continuously from Doheny State Beach to Baby Beach, which will make it one of the longest walkable waterfront promenades on the West Coast. Two miles of continuous public path along the water is a different daily amenity than what exists today.

One caveat worth noting: the two proposed harbor hotels, "Dana House" and "Surf Lodge," received unanimous Coastal Commission approval in June 2024 and Planning Commission approval in June 2025, but the Orange County Board of Supervisors delayed the vote on the required 66-year ground leases on June 23, 2026 and continued it to August 11, 2026. Timing on the hotel piece is the one open question in the schedule.

A note for anyone thinking about the neighborhood

We are not going to pretend a construction-era harbor is a neutral thing for homeowners near it. Anyone selling in the Lantern District, Lantern Bay Estates, or the bluff neighborhoods above the harbor this fall is competing with an active work zone across from what used to be a Saturday-evening waterfront. Anyone buying is looking at a property priced against the harbor as it is today, not as it will be at the end of 2027. Both facts are true at the same time. Neither is a reason to rush, and neither is a reason to wait. It is a reason to know exactly which phase is happening on which side of the harbor before you list or before you write an offer.

If you have owned in Dana Point since before the fencing went up in 2022, you have already lived through the loudest part. The next ten weeks are the emotional inflection point. The construction inflection point already passed.

Following the harbor through the transition

For real-time construction updates from Dana Point Harbor Partners themselves, the official schedule page is updated between phases and is more current than any secondhand summary. For neighborhood-scale reporting, the Dana Point Times is where tenant announcements land first.

If you own near the harbor and want to understand what these completion dates might do to your specific block's comps between now and the 2028 boardwalk opening, that is exactly the conversation we like to have. Zoch Real Estate Group has worked this stretch of coast for more than 20 years, and we can tell you what actually moves the number on your street versus what only looks like it should.
